What is the market outlook for 2nd homes?
In an article by Dennis Furlan titled "Second Homes without "Bubbles", the following observations were made:
"Interest rates are another factor to look at when analyzing second homes. According to Waun (CEO for Vacation Finance), the interest rate landscape is becoming more attractive to the second home owner in comparison to other homeowners. He even provides an intuitive analysis of how homeowners are viewing the properties they buy. In short, if asked which home they could do without, it's Waun's belief that more homeowners are pointing to their primary residence. As he describes it, the second home is becoming where the homeowner's “heart is”.
What this specifically means for second home owners is that any future increase in interest rates is less likely to affect them than other homeowners. Second home owners are becoming more likely to leverage their properties to protect and keep the second home. As more people choose their second homes in times of financial crisis, the underlying benefit this has to the overall market is hard to escape. It means prices for second homes can keep rising despite interest rates doing the same.
So, if you're concerned about a housing bubble in general, you might have to worry about it more as it relates to your first home than your second. As far as second homes go, you might actually be in better shape."
